This elegant and comfortable designer house is located in an exclusive residential park on the shore of the protected area Laguna del Sauce near Punta Ballena.
The house has been built in 2019/2020 in timber frame construction on a prominent 25,000sqft lot surrounded by the parks well-kept green spaces.
In this case, the special cladding of the house deserves to be mentioned above all. Carried out in the traditional Japanese Yakusugi method, also known as Shou Sugi Ban, the exterior walls are covered with carbonized pine wood which is extremely weather resistant and durable.
On a net living surface of 2,723sqft (terraces, carport and storage room not included), the house consists of two separate units.
The main house has a large reception area, a living room, an adjacent 320sqft kitchen-cum-dining room with central work island and a spacious dining area, three bedrooms, one of them en suite with its own bathroom and dressing room, two bathrooms, an office or multipurpose room, a service room and a guest toilet.
In front of the living-dining area there is a 700sqft wooden deck terrace on two levels with a cosy sitting area, a garden-fire site and BBQ. The terrace offers a wonderful view over the lake and, if desired, it could easily be surrounded with existing metal plates to protect against views (see pictures with both options).
To the back, a balcony stretches along two sides of the house and another terrace looks over a widely untouched part of the property crossed by a rivulet.
From the living room you enter a patio made of a 670sqft wimming pool with wooden deck and two files of banana palm trees.
The houses second unit is an apartment with a separate entrance from the joint reception area. It has a living room with kitchenette and a bedroom with dressing room and bathroom. From the apartments living room you also access the swimming pool patio.
In the souterrain there is an 870sqft storage room that can be used as a garage, too.
The house has a good insulation and high quality furnishings and fittings allowing to use it during the whole year without any restrictions.
The closed residential park has a private little marina on the shore of the lagoon Laguna del Sauce. Every proprietor owns a berth, and there is a common boathouse, too, and a social meeting room with barbecue place for reunions and festivities.
From the residential park it is only 2.5 miles to Punta Ballena and the ample sandy beaches of the Portezuelo bay. So, despite the peaceful and nearly rural surroundings nobody has to live without the benefits of the coast with its comprehensive infrastructure. In Punta Ballena there is a small shopping center for ones daily needs, some restaurants, different options for sports and cultural activities, and from March 2025 on there will be a private bilingual Primary School (the first 6 years, English/Spanish) with kindergarten.
Rooms: Reception, living room, big open kitchen with dining room and adjacent service room, 3 bedrooms (1 en suite), 2 bathrooms, 1 office, guest toilet, separate apartment with living room and kitchenette, bedroom and bathroom
