This 45-acres chacra (rural estate), with a house built in 2006, is located on the Ruta 12 highway, one of Uruguay’s so-called “panoramic routes”, between the idyllic small town of Pueblo Edén and Minas, capital of the department of Lavalleja, known for its lively gaucho traditions and beautiful rolling green landscape.
Despite the rural location, there is no need to do without the necessary infrastructure. The nearby city of Minas offers a wide range of services, including medical care and schools. The coast at Punta del Este or Punta Ballena can also be reached quickly.
The house was built with wood frame construction, with well-insulating drywall panels on the inside and brick on the outside. It offers roughly 1,507 square meters of living space, encompassing a large living/dining room, the adjoining kitchen, a utility room, two bedrooms and a bathroom. The house has been permanently lived in and maintained, and is therefore in good condition. Thanks to the quality of its construction and equipment, it is perfectly suited to year-round use. With a total of three wood-burning stoves (two woodstoves in the living room and between the bedrooms and a retro wood-burning cooking stove in the kitchen), it is also well equipped for the colder months of the year.
The house is surrounded by trees and shrubs and is not visible from the road. At the rear of the property there are cattle pastures. A small stream runs through the property, which also partially borders on a river that runs all year round.
There is a separate barn/garage for motor vehicles and farming machinery and tools.
