1,800 acres working rural estate, on the border between the departments of Maldonado and Rocha
This rural estate (estancia) is used primarily for timber production. Over 500 acres of the total area are currently in use as a eucalyptus plantation. Another 910 acres are ideally suited for other crops, and 540 acres are being used for livestock farming (around 250 cattle and calves and some 500 sheep and lambs). All of the corresponding installations are already in place.
The buildings, mainly constructed in the 19th century, are in a rather well-preserved state. The built-up area totals 5,102 sqft in all. The main house, with 1,290 sqft of living space, comprises a living room, dining room, bar, 3 bedrooms and a bathroom. Another building (750 sqft) adjacent to the house contains the working areas, such as the office and kitchen. In addition, there is a staff house, a barn and a large garage.
There are electricity, telephone and running water connections. The water supply in the countryside is guaranteed during all seasons of the year, and was not even endangered during the most serious droughts.
The 3 mi long access road is firm and is passable year-round for normal vehicles.
The Coneat soil quality index on the property ranges between 52 and 92.
