This property in the north-east of the department (state) of Rocha, on the Brazilian border, is supplied with water all year round by two streams: San Miguel and El Sauce. These two streams are connected to the Laguna Merín (which forms part of a natural protected area). As a result, depending on weather and wind conditions, two thirds of the property can be classified as marshland (20-30 cm).

As a result, one portion of the property is ideal for use as grazing land, because during the dry season there is plenty of water and food for livestock (the former owner raised up to 160 fat cows at a time on this land). Meanwhile, the other portion is suitable for growing rice. There are basic livestock facilities already installed on the property.

The property is located a few kilometres from the town of 18 de Julio along an easily passable gravel road. The large border town of Chuy is around 15 km away.
