Ranch with 793 ha of pasture in the north of the department of Lavalleja

Surrounded by the pristine landscape of the hills in the heart of Uruguay, this ranch is located in the north of the department of Lavalleja, around 240 km from the capital, Montevideo. The ranch is suitable for cattle and sheep farming on extensive natural mixed pasture (summer: 750 head of large livestock and 200 head of small livestock; winter: 650 head of large livestock and 200 head of small livestock). Different measures have been taken to improve the pasture, such as the sowing of rye-grass and Lotus species, and the application of phosphate fertilisers. All the necessary installations are in place and in good condition. The livestock have free access to water. Around 6 km of the property border directly on a river. There are also various other waterways running through it, as well as three “tajamares” or ponds. The pasture is surrounded by fences in excellent condition. The fences along the property line were completely renewed in 2009.

The comfortable, solidly built house was fully renovated in the last five years and offers 100 m2 of living space, encompassing a living room, dining room with fireplace, kitchen, office, three bedrooms and two bathrooms. There is also a porch with a “parrillero” or typical Uruguayan built-in grill.

For staff there is a separate building with two apartments, each with two bedrooms, a kitchen and a bathroom.

There are two barns with a garage, workshop, tack room, meat processing room, store room and wood storage area.

Electricity is supplied through the public power grid, and there are also telephone and internet connections. The drinking water supply is guaranteed by a deep private well with an automatic pump system.
