10 ha of land near the coast, in Blancarena, for building on and/or farming
This property is located in an enchanting, quiet, almost exclusively agricultural area, just 800 meters as the crow flies (1,200 meters by road) from the beach on the Rio de la Plata.
In past years, 9 hectares of the land have been used for agriculture, mainly for growing feed crops. The remaining area, partly covered by a small forest (including maple trees, among others), has been fenced and would be an ideal spot to build on.
The property can be accessed from two different sides. On the north side there is a dirt road that can only be used by all-terrain vehicles. There is a right-of-way to the road passing the south side of the property, but the access road still needs to be built. The current owners would arrange the necessary work and assume the cost, if requested.
Along a stretch of almost 500 meters, a fence would need to be built to separate the property from the neighboring property to the east, whose owner would assume half the cost. All of the other fences were built or rebuilt in 2012.
The nearest house is around 500 meters away, but is currently unoccupied.
The area is not very highly frequented even during the high tourist season in January and February, which means there are very few people on the kilometers of pristine beaches. During the off-season, the beaches are practically deserted.
There are small shops to meet daily needs in the two nearby towns of Blancarena and Britópolis, 1 km and 1.5 km away, respectively. A larger supermarket, medical assistance and a few restaurants can be found in Fomento, which is 3 km away. Colonia Valdense, 15 km away, offers more comprehensive infrastructure, while Colonia de Sacramento (where there are ferries to Buenos Aires) is around 65 km away, and the the capital, Montevideo, is 140 km away.
