This holiday resort complex built in 2009, with three cabins in addition to the separate main house, is an interesting investment opportunity.

Thanks to its quiet location near the beach, the resort is an ideal vacation spot. Because of its proximity to the Uruguayan capital, Montevideo, the Costa de Oro (Gold Coast) is a popular destination for day trips, weekends and longer holidays. Nevertheless, the beautiful sandy beach just 250 metres from the resort is never overcrowded, even during the summer months.

The three cabins are each divided into two 70 m2 flats with a living room, integrated kitchen, bedroom and bathroom. Each flat is designed to accommodate 2-4 people, which means a maximum capacity of 24 guests. In front of each flat is a covered terrace with a “parrillero” or typical Uruguay grill. The living rooms of the two flats in each cabin are connected by soundproof double doors, which means that the cabins can also be rented as a unit.

The main house was built in 2010 with high-quality construction materials, insulated double walls, underfloor heating and a solar-powered water heater. The 260 m2 of living space are divided into an open-plan living/dining area with an integrated spacious, modern and fully equipped kitchen, 4 bedrooms, 2 large bathrooms and a garage. All of the floors are ceramic tiled, and some of the aluminium windows are double-glazed. In addition to the underfloor heating, an efficient wood-burning stove in the living room keeps room temperatures cosy warm in the coolest months of the year.

The large 7 m x 3 m terrace is covered and features a built-in grill. In the garden there is a brick outdoor shower and a shed for storing tools and machinery.

Water is supplied by a private well and two 2,000-litre water storage tanks. The resort is of course also equipped with telephone, internet and digital cable TV connections.

The main house and the tourism operation can also be purchased separately. The prices in this case are USD 310,000 for the house and the USD 380,000 for the guest lodgings.
